Which version is right for me?

RealNegotiate comes in the Buyer, Seller and Professional version. If you are only buying one property, the Buyer version should meet your needs. Likewise, if you are only selling one property, the Seller version should meet your needs. However, if you are buying or selling more than one property, we highly recommend the Professional version (see the question below for why). Furthermore, the Professional version is a good choice for all buyers and sellers, as it can help you better understand the position of the other party, and apply this knowledge to negotiations. The Professional version is also highly recommended for real estate investors, brokers and agents, and appraisers, as it provides a number of tools for performing market analysis and maximizing income and productivity over multiple properties.  The Professional version provides all the capabilities of both the Buyer and Seller versions, along with many additional tools for those working with multiple properties.

The Professional version also includes 20 minutes free support (technical and/or business) from our licensed real estate professionals and computer scientists, via email, chat or phone. How can RealNegotiate help with buying one property and selling another? With buying or selling multiple properties?

When you are buying one property and selling another, you are both a Buyer and Seller. You will probably want to coordinate the purchase and sale in terms of the timing and finances between the two transactions. For example, you may need to sell your property before making the purchase, or vice versa; or you may need to relocate by a certain date; or you may wish to attain the highest overall financial gain between the transactions. The Professional version of RealNegotiate provides these capabilities, and more, as well as all of the capabilities of both the Buyer and Seller versions. 

If you are working with multiple properties (buying and/or selling more than 1 property), RealNegotiate can help you attain the maximum financial gain from these transactions overall, within your preferences for timing and probability of success. Where do I get market data for RealNegotiate?

Market data comes from your local real-estate market data provider. This is usually a MLS (multiple-listing service) that provides data on previous property sales for your area, namely, each sold properties' pricing (list and sales price), and days to sale. RealNegotiate currently does not directly read from any MLS database or MLS front-end software. This allows us to keep RealNegotiate affordable (MLS databases are usually specific to a local area and thus there are hundreds in the US, as well as many front-end software options), and makes it easy for you to use your RealNegotiate software as is, even if you move to a new location or switch to a different MLS. 

You may have a subscription to an MLS database already (particularly if you are a professional).

If not, you may request this data from your local real estate professional. Brokers will often provide comparable market analysis (CMA) via an email request. Alternately, we can take care of this for you, and can provide you with the data directly via our Data Acquisition service. Simply send us the location and amenities of each property you are working with, and we will handle the rest. We suggest that you do this as early as possible in your real estate activities, as the amount of time needed to acquire data can vary based on our data providers' availability. How do I enter market data into RealNegotiate?

You can enter the data into RealNegotiate yourself, or we can take care of this for you. Your market data can be built-in to your copy of RealNegotiate, or we can teach the software your MLS database's format, so that you can automatically input the data to RealNegotiate in seconds, no typing required. We can usually arrange to provide such a customized copy of the software at low cost. Here is the info for each Data Service:

Why is RealNegotiate so affordable compared to other real estate software?

RealNegotiate is a software product that you buy directly from the developer and publisher. Your money is not spent on sending you a fancy box you would throw away anyway. No money disappears into expensive retail channels.

What kind of computer is needed to run RealNegotiate? How do I run RealNegotiate?

The computer must have at least: a Pentium processor, CD-ROM drive, operating systems include Windows 98, NT, 2000 or XP.

These are standard characteristics of most PC's. If you would like to view the video demos included with RealNegotiate, your PC will also need video drivers and video viewing software such as Windows Media Player (these are usually standard with Microsoft Windows, or available as free downloads). You should also have Administrative privileges on your PC to view the .exe version of the videos.

For what period of time is the software valid for?

A standard license is for 1 year, and can be installed on 1 PC (desktop or laptop). If you would like more than 1 year per license of the software, please update the Quantity field accordingly by a factor of 1 for each additional year. If you would like to install on more than 1 PC,  please update the Quantity field accordingly by a factor of 1 for each additional PC licensed.

For example:

• 1 PC license of the software that is valid for 2 years means a Quantity of 2.
• 2 PC licenses, valid for 2 years each, is a Quantity of 4.
• 1 PC license at 1 year, the second at 2 years, is a Quantity of 3.

By purchasing now for multiple years, you will automatically receive all updated versions of the software for that time. Are volume discounts available? What about discounts for multiple-year or multiple-user licenses?

If you are purchasing a large number of RealNegotiate licenses, or if you are purchasing a multiple-year license, you may be eligible for a discount.
